What It Means to Own Real Estate

In times past, a certain stereotype was attached to owning real estate. It was an indication that property owners had earned their place in society. They could manage organizations, supervise projects and command the attention of residents.

With the prestigious ranking that accompanied real estate ownership, came recognition by all classes of people. So, to gain prestige, loyalty and respect, people did whatever was necessary to own lands and buildings. For them, the status earned was worth the effort.

Today, not much has change with regards to real estate ownership. It?s still a mark of accomplishment and achievement for many people. Because owning real estate has its privilege, it is a global effort for citizens and residents of most countries to achieve this status. Below are some of the benefits of owning lands and buildings.

Living Opportunity

The privilege to build on a piece of property that is owned by the individual eliminates the need to pay another person?s mortgage. Instead, property owners can focus on contributing to their own future. Owning property also allows the owners to select their desired location. Even if they choose not to build right away, the land will be available whenever they are ready.

Investment Opportunity

One option of real estate ownership is having the opportunity to invest in business. People usually purchase land depending on their future goals and aspirations. If they choose to invest in a business, they will purchase commercial properties as opposed to residential. The location is often based on zoning regulations. Therefore, the purchase should reflect the purpose the business will serve.

Collateral

It is very seldom that the average person can walk into a bank or other lending institution and obtain a loan without proof of collateral. This serves as the surety that the borrowers will be capable of repaying the loan. If, for any reason, they default on the loan, the collateral then belongs to the bank. Real estate is very valuable as collateral. Therefore, it can almost guarantee borrowing power to lenders.

Security and Peace of Mind

Like most ownerships, real estate is a form of security. It may help to decrease the worries and concerns about retirement. There is no need to worry about how funeral expenses and other future debts will be paid. The peace of mind that comes with owning real estate is worth making the investment.

Impacting the Next Generation

People who purchase real estate and use it well are also impacting the next generation. This is why many investors also invest in training their children to carry on the family business. It is a legacy that could be passed on for years to come. Many modern companies that now benefit society have started in this manner.

Contributing to Society

Good citizens know and understand the benefits of making contributions to their communities. They view their real estate wealth as a blessing and wish to share it with others. They believe that the more they give, the more returns they will receive.

Science journal urged to retract Monsanto GM study

LONDON (Reuters) - The publisher of a much-criticized study suggesting genetically modified corn caused tumors in rats has come under heavy pressure from scientists to retract the paper and explain why it was ever printed.

The calls follow a report by Europe's food safety watchdog this week dismissing the study's findings.

Reed Elsevier, which published the study in its Food and Chemical Toxicology journal in September, said on Friday it was considering the criticisms and would let readers know if it concluded it needed to change the way it checked research.

In a statement on its website, the journal said "the paper was published after being objectively and anonymously peer reviewed, with a series of revisions made by the authors and the corrected paper then accepted by the editor."

Hundreds of scientists from around the world have questioned the research, which was written by French researcher Gilles-Eric Seralini of the University of Caen and said rats fed on Monsanto's GM corn suffered tumors and multiple organ failure.

Genetically modified crops are deeply unpopular in Europe but are common in the United State where they have been grown and consumed for more than 15 years.

A day after the study was published, Seralini defended his work, saying it was the most detailed study on the subject to date.

But more than 700 scientists have signed an online petition calling on Seralini to release all the data from his research.

The petition, addressed directly to Seralini, says: "Only a full disclosure of the data can quell any uncertainties over the results you published."

The chief executive of the agricultural research centre Rothamsted Research, Maurice Moloney, said Seralini's study was "seriously deficient in its design, its execution and its conclusions" - failings compounded by "excessive secrecy around the data".

In a letter to the journal's managing editor Bryan Delaney, Moloney said it was "appalling that such work should appear in a respected Elsevier journal".

He also demanded to know how the paper managed to pass peer review - a process in which other scientific experts check a study, analyze its methods, question the authors and decide whether it is robust enough to give a reliable result.

Marc Van Montagu, president of the European Federation of Biotechnology, said this was "a dangerous case of failure of the peer-review system, which threatens the credibility not just of the journal but of the scientific method overall."

Cathie Martin, a scientist at the John Innes Centre for plant science and microbiology research, said in the light of such widespread criticism of Seralini's study, "is it not time for Food and Chemical Toxicology to retract the manuscript?"

The European Food Safety Authority (EFSA) issued a statement earlier this week confirming the findings of its initial review saying Seralini's study had "serious defects" in design and methodology and "does not meet acceptable scientific standards".

Among other criticisms, the EFSA review panel said the authors had failed to establish appropriate control groups as part of the study, and had chosen a strain of rat that is prone to developing tumors during its normal lifespan.

Six separate national food safety bodies also asked to review the study - in France, Germany, Denmark, the Netherlands, Italy and Belgium - also came to the same conclusions.

New home sales slip, clouding housing recovery

New single-family home sales fell slightly in October and the prior month's pace of sales was revised sharply lower, casting a small shadow over what has been one of the brighter spots in the U.S. economy.

The Commerce Department said on Wednesday sales dropped 0.3 percent last month to a seasonally adjusted 368,000-unit annual rate.

Government data for new home sales are subject to substantial revisions. Indeed, the Commerce Department cut its estimate for September's sales rate to 369,000 from 389,000.

The housing sector has been a point of relative strength this year in an economy beset by flagging business confidence and cooling demand from abroad, and Wednesday's report did not change the view that housing is still in recovery mode.

"Despite the downward revisions, new home sales and the housing market in general are on the right path," said Yelena Shulyatyeva, an economist BNP Paribas in New York. "It's just that progress will be slow."

The data leaves the pace of new home sales just below that reported in May, suggesting little upward momentum in the market for new homes.

Stocks edged lower following the data's publication, also weighed down by investors' concerns that lawmakers might fail to strike a deal to avoid slashing the budget deficit next year, which would likely trigger a recession.

While weakness in business spending has been restraining growth, most recent data has suggested the housing market is gaining momentum while consumer confidence has also been more bullish.

Wednesday's report showed the median sales price was 5.7 percent higher in October from a year ago, an upbeat signal for the housing sector's health. Still, the pace of year-over-year price increases has now slowed in two straight months.

Economists polled by Reuters had forecast sales rising to a 390,000-unit rate last month from the previously reported 389,000-unit rate.

The Commerce Department said Superstorm Sandy, which crashed into the U.S. East Coast at the end of last month, probably had a "minimal" effect on sales activity, and did not affect collection of data.

A separate report showed applications for home mortgages fell last week, though demand for mortgage purchases rose for a fourth straight week.

The Mortgage Bankers Association said its seasonally adjusted index of mortgage application activity, which includes both refinancing and home purchase demand, dropped 0.9 percent in the week ending November 23.

The MBA's seasonally adjusted index of refinancing applications slipped 1.5 percent, while the gauge of loan requests for home purchases, a leading indicator of home sales, rose 2.6 percent. ?

Penn State's O'Brien, who says he's staying, named Big Ten coach of the year

Bill O'Brien's football coach at Brown University predicted this in January.

"In time, and I know it will take time because there are a lot of wounds to heal, I truly believe [Penn State] people will say, 'Can you believe how lucky we were to get Billy O'Brien?' " Mickey Kwiatkowski said the day O'Brien was hired.

Less than 10 months later, Big Ten coaches and media voters made O'Brien the unanimous choice as the conference's coach of the year. O'Brien, who guided Penn State to an 8-4 record following a tumultuous offseason, was selected over Ohio State's Urban Meyer, who led the Buckeyes to a 12-0 record.

In addition, O'Brien's agent told ESPN on Tuesday that his client will return for a second season. O'Brien, scheduled to resume recruiting Wednesday, said the same in an interview with an Atlanta radio station.

"I plan on being the head football coach at Penn State," O'Brien told 790 The Zone. "That's my plan and that's what I intend to do."

Also Tuesday, Penn State defensive end Deion Barnes was named the Big Ten freshman of the year. Barnes, a redshirt freshman from Philadelphia, led the team in tackles for loss (10) and sacks (six). He is the first Penn State player to win the award since Curtis Enis in 1995.

Barnes joined linebacker Mike Mauti and receiver Allen Robinson in winning Big Ten player-of-the-year awards. Six Lions made the all-conference first team.

O'Brien, 43, won both the Dave McClain (media vote) and the Hayes-Schembechler (coaches) awards. He became the seventh first-year coach to win the McClain Award, established in 1972. Joe Paterno won it three times. The Hayes-Schembechler Award began last year, when the conference created two divisions.

O'Brien, the first Penn State coach to win eight games in his first season, called the awards "humbling" in an appearance on the Big Ten Network. His players have been effusive in their praise all season.

"That was the perfect hire," cornerback Stephon Morris said. "No one could have done the job coach O'Brien did."

"What else do you want from a guy who's had to inherit this situation?" Mauti added. "In my opinion, that's the coach of the year right there."

Barnes started the opener in place of the injured Pete Massaro and quickly became a playmaker. He tied Mauti for the team lead in forced fumbles (three) and made a season-high six tackles against Nebraska.

"I'm not just here to be good," Barnes said. "I'm here to be great. I want to be where I can't be blocked."

McGLOIN A FINALIST FOR WALK-ON AWARD: Quarterback Matt McGloin is a finalist for the Burlsworth Trophy, awarded to the nation's top player who began his career as a walk-on. Michigan safety Jordan Kovacs and San Jose State offensive lineman David Quessenberry also are finalists.

Sen. Saxby Chambliss May Face Conservative Challenge

Republican Sen. Saxby Chambliss of Georgia has been blunt in his thoughts on the so-called Norquist pledge, an agreement not to raise taxes, period. Chambliss has said he's willing to violate that pledge to avoid the fiscal cliff.

"I care more about my country than I do about a 20-year-old pledge," Chambliss told WMAZ-TV of Macon, Ga., in an interview before the Thanksgiving holiday.

Chambliss took a shot at conservative budget maven Grover Norquist who created the pledge and is pressuring conservatives to stick to their pledge.

"If we do it his way then we'll continue in debt, and I just have a disagreement with him about that," Chambliss said.

The pledge is very popular with the conservative base of the Republican Party, and it appears the conservative senator, who is up for re-election in 2014, could pay a political price in the form a primary challenge.

Erick Erickson, a conservative commentator, radio host and blogger who heads up RedState.com, announced on his radio show on Tuesday evening that he had been approached about challenging Chambliss and that he was going to give the idea "prayerful consideration."

Erickson, 37, hosts a radio talk-show on Atlanta's WSB-AM, and in 2007 he was elected to the city council in Macon. He resigned his post in 2011 to take the WSB-AM job.

In a blog post on Tuesday, Erickson ripped into Chambliss and expressed his hope that someone would challenge the Senator in a primary.

"Saxby Chambliss has been part of the problem and remains part of the problem," he wrote. "?we here in Georgia should convince Saxby that we are a problem - his problem in his path to re-election. We can and should make him fight for it and, the Good Lord willing, drive him from office in 2014."

Another Georgia Republican, former Secretary of State Karen Handel, has also said that she is considering challenging Chambliss. Georgia is a solidly Republican state, so the GOP primary is likely going to be the only competitive statewide contest in the state in 2014. The Republican candidate will be heavily favored to win the general election.

Saving the Asian elephant in Malaysia will be the focus of an upcoming workshop at the Institute of Biological Diversity in Krau Wildlife Reserve, Malaysia (from 29 November-1 December, 2012), according to the Malaysian Department of Wildlife and National Parks and the Wildlife Conservation Society.

The gatheringthe first of its kind in Malaysia for wild elephantswill bring together more than 60 participants, including stakeholders from the logging industry, oil palm developers, town and country planners, conservationists, and representatives from NGOs, government agencies, academia, and corporations.

One of the primary goals of the workshop will be the establishment of a "Managed Elephant Range" within the central forest spine of Peninsular Malaysia, a region known to contain the largest remaining population of wild elephants in Southeast Asia. Within this range, viable populations of elephants can move unhindered through the native forest core. Other workshop goals include: providing nearby communities with the tools needed for reducing human-elephant conflicts; and increasing awareness and tolerance for Malaysia's elephants.

"We are really happy with the response given by the various stakeholders and the willingness of all of them to come together and work even across the weekend to try and look for solutions to save Malaysia's largest mammal," said Dato Rasid, Director-General, Department of Wildlife and National Parks, Malaysia. "Furthermore, with the input of renowned elephant conservationists and scientists, we know that the solution will include biological requirements for the species and this indeed is very important."

Dr. Melvin Gumal, Director of Malaysia Program, Wildlife Conservation Society, said: "The workshop has the potential to produce the most current, relevant, science-based blueprint to save this species in Peninsular Malaysia. There is much hope as the plan is not developed in a silo, but in discussion with all the major stakeholders."

Recent elephant surveys conducted by the Department of Wildlife and National Parks in collaboration with WCS in the forests of Peninsular Malaysia have found that the region still contains significant numbers of elephants; One landscapeTaman Negara National Parkcontains an estimated 631 elephants, the largest known wild elephant population in Southeast Asia.

The huge potential for elephant conservation in Malaysia stems in part from the Central Forest Spine initiative, a centralized plan implemented in 2007 that has succeeded in protecting native forests from uncoordinated land clearance for agricultural purposes. One particular threat to these forests came from monoculture plantations, which would affect the movements of elephants through habitat fragmentation and potentially causes human-elephant conflicts. The participants hope to formulate practical and sustainable solutions for maintaining vital corridors for elephants and other wide-ranging species.

Other elephant conservation and research work with various partners in Peninsular Malaysia include human-elephant conflict mitigation, surveys with the assistance of indigenous trackers, and satellite-collar tracking in partnership with Nottingham University.

ChoiceStream, a leading innovator in targeted advertising solutions, recently announced the second installment of its monthly Audience Cost Calendar.

Powered by the?CRUNCH Audience Cost Index, the Audience Cost Calendar is a monthly aggregation of impressions traded on digital ad exchanges. ?Segment buying seems to be growing more unified,? said Bill Guild, Vice President, Product Management and Marketing. ?As all advertisers compete for similar intents during the holiday shopping season, some segments are becoming considerably more expensive while others are dropping in relative cost. This is an opportunity for companies to focus on undiscovered audiences who would be receptive to their respective ads.?

Key findings from the November Audience Cost Calendar focus on topical audience segments, particularly on how the automotive, holiday and vacation travel, and holiday shopping segments trended in October.

October: Automotive related segments

Audiences interested in hybrid and sport cars were in relatively high demand during the month of October, possibly due to high gas prices, while shoppers for SUVs, Minivans, and Crossovers were less costly.

November: Holiday and Vacation Travel related segments

The index shows that consumers got an early start on travel planning as reflected in the overall growth of segment demand from advertisers. Also, vacation packages were sought after, indicating that consumers are already booking trips to their favorite winter and spring vacation destinations.

December: Holiday Shopping related segments

No longer is gift giving season limited to the weeks between Thanksgiving and the Christmas holiday as indicated by the gift giving holidays segment, which jumped in October. Advertiser perception of consumer confidence seems to be positive as pointed out by credit & credit cards segments, which jumped up the chart in October.

Direction of Time Fuzzy for Subatomic Particles

Subatomic particles don't care if time moves forward or backward ? it's all the same to them. But now physicists have found proof of one theorized exception to this rule.

Usually, time is symmetrical for particles, meaning events happen the same way if time progresses forward or backward. For example, a video of two particles colliding and scattering off each other can be played forward or backward, and makes sense either way. (That's not the case for macroscopic objects in the real world. You can spill a glass of milk on the floor, but if time were to move backward, the milk can't pick itself up and fall back into the glass.)

However, physicists thought there might be cases where time wasn't symmetrical for particles either ? where certain events worked with time flowing in one direction and not the other. Now, for the first time, they've found proof of this phenomenon.

Researchers working on the BaBar experiment, which ran from 1999 to 2008 at the SLAC National Accelerator Laboratory in California, analyzed nearly 10 years of data from billions of particle collisions. They now report that certain types of particles change into one another much more often in one direction than they do in the reverse, confirming that some particle processes have a preferred direction in time.

"It was exciting to design an experimental analysis that enabled us to observe, directly and unambiguously, the asymmetrical nature of time," BaBar collaborator Fernando Mart?nez-Vidal, a physicist at the University of Valencia in Spain who led the study, said in a statement. "This is a sophisticated analysis, the kind of experimental work that can only be done when an experiment is mature."

The particles in the experiment were B mesons, which are made of one quark and one antiquark (the antimatter partner of a quark) in the "bottom" flavor. B mesons can flip between two different states called?B-zero and B-even, and the BaBar data show that these transformations happened six times more often in one direction than in the other.

Previous attempts to look for time asymmetry were not direct, because researchers were unable to disentangle time asymmetry from other asymmetries involving charge and parity (a particle characteristic akin to left- or right-handedness).

In the new study, scientists harnessed the power of quantum entanglement, in which two particles can be connected so that an action on one reflects in the other. Using this phenomenon, the scientists were able to measure one B meson and acquire information about another particle at the same time.

"In the past, a true test of time-reversal symmetry with unstable particles was considered to be impossible," said BaBar associate Jos? Bernab?u, also at the University of Valencia. "It's spectacular that the solution came from the same entanglement phenomenon used for quantum communication and computing."

The discovery was reported this month in the journal?Physical Review Letters.

'Twilight,' Bond, 'Lincoln' lead record weekend

LOS ANGELES (AP) ? Bella Swan, James Bond and Abe Lincoln have combined to lift Hollywood to record Thanksgiving revenue at the box office.

Kristen Stewart's finale as Bella in "The Twilight Saga: Breaking Dawn ? Part 2" was No. 1 again with $64 million during the five-day holiday stretch that began Wednesday, according to studio estimates Sunday.

Daniel Craig's Bond adventure "Skyfall" came in at No. 2 with $51 million, while Daniel Day-Lewis and Steven Spielberg's Civil War saga "Lincoln" finished third with $34.1 million.

According to box-office tracker Hollywood.com, the three films paced Hollywood to an all-time Thanksgiving week best of about $290 million from Wednesday to Sunday.

That tops the previous record of $273 million over Thanksgiving in 2009, when "The Twilight Saga: New Moon" led the weekend.

This Thanksgiving also was a huge 25 percent jump from a year ago, when domestic revenues were a weak $232 million as some big holiday releases fizzled.

With a strong December lineup ahead, Hollywood has resumed its record revenue pace for the year after a brief box-office lull in late summer and early fall.

Domestic revenues for 2012 are at $9.75 billion, putting Hollywood potentially on track for its first $11 billion year, which would beat the 2009 record of $10.6 billion, said Hollywood.com analyst Paul Dergarabedian.

"We're barreling toward a record-breaking box-office year," Dergarabedian said. "It's built on the back of just a lot of really strong movies that have come out over the past few weekends. It bodes very well for the rest of the holidays."

The "Twilight" finale, "Skyfall" and "Lincoln" finished in the same top-three rankings for the second-straight weekend as new releases were unable to dislodge the holdovers.

Released by Lionsgate's Summit Entertainment banner, "Breaking Dawn ? Part 2," pulled in $43.1 million from Friday to Sunday, raising its domestic total to $227 million. The movie added $97.4 million overseas to bring its international total to $350.8 million and its worldwide take to $577.7 million.

Sony's "Skyfall" also topped $200 million domestically, ringing up $36 million for the three-day weekend to put its U.S. total at $221.7 million. With $41.3 million more overseas, "Skyfall" raised its international revenues to $568.4 million and its worldwide sales to $790.1 million.

"Lincoln," a DreamWorks film distributed by Disney, took in $25 million over the weekend to lift its domestic revenue to $62.2 million.

Leading the newcomers was Paramount and DreamWorks Animation's tale "Rise of the Guardians" at No. 4 with $24 million for the weekend and $32.6 million since opening Wednesday.

Based on William Joyce's "Guardians of Childhood" books, "Rise of the Guardians" gathers Santa Claus, the Easter Bunny, the Tooth Fairy and other mythical beings as a team of heroes battling an evil overlord.

Close behind at No. 5 was director Ang Lee's shipwreck saga "Life of Pi" at No. 5 with $22 million over the weekend. The 20th Century Fox release has taken in $30.2 million domestically since its Wednesday debut and added $17.5 million in four Asian markets.

"Life of Pi" was adapted from Yann Martel's best-selling novel about an Indian youth adrift on a lifeboat with a Bengal tiger. Many fans considered the introspective novel impossible to film, but Lee has charmed audiences and critics with an inspiring survival story told through dazzling 3-D images.

The weekend's other new wide release, a remake of the 1980s U.S.-invasion tale "Red Dawn," opened at No. 7 with $14.6 million, raising its total to $22 million since debuting Wednesday.

"Red Dawn" sat on the shelf for three years while studio backer MGM went through bankruptcy, with distributor FilmDistrict eventually picking it up for domestic release. The movie's cast includes Chris Hemsworth ("Thor") and Josh Hutcherson ("The Hunger Games") in a story of young guerrillas battling North Korean invaders.

In limited release, Fox Searchlight's "Hitchcock" opened solidly with about $300,000 in 17 theaters. The movie stars Anthony Hopkins as Alfred Hitchcock in a behind-the-scenes story of the making of "Psycho."

The weekend's overall strength came from a broad range of films that clicked with various audiences, from action and family fare to thoughtful drama.

"This is a marketplace that has something for everyone," said Chris Aronson, head of distribution for 20th Century Fox. "You have something deeper like 'Life of Pi,' yet you have a very successful sequel in 'Twilight' at the same time. Adult bio-drama, if you will, in 'Lincoln,' and you have Bond. That's the secret to a very successful and balanced marketplace."

Estimated ticket sales for Friday through Sunday at U.S. and Canadian theaters, according to Hollywood.com. Where available, latest international numbers are also included. Final domestic figures will be released Monday.

At many organizations, it?s common practice to celebrate co-workers? achievements with a drink after work or to band together for volunteer projects. But is it fair to penalize people who don?t want to participate in these after-hours activities?

That?s what one admin asked recently on the Admin Pro Forum. ?It was suggested during my performance review that I don?t attend enough office social events like happy hours or volunteer days, and that I keep to myself too much in general. Is this a valid criticism, or is my employer overstepping the bounds of how I should be judged at work??

Many Forum readers shared the admin?s resentment at participating in these activities and thought the company was out of bounds. ?No, it is not a fair comment because you do have a life outside of the office,? Gloria writes. ?I went through this myself. My response was ?reschedule the events during working hours. Then, I?ll attend. I?m here all day. Why should I take more time away from my family, my other job, whatever it is, to spend with co-workers???

Others talked about the importance of finding other ways to connect socially. ?My family commitments prevent me from participating in happy hour or volunteer events on weekends, so I try to participate in other ways,? Carolyn writes. ?I send out communications to the office on volunteer opportunities, fundraising events, etc. When it is possible, I participate because I know that building relationships with staff in other departments is good for my career.?

Others expressed concern about the risks of participating in such events. ?On some level, I think this is just asking for trouble because after a few cocktails people loosen up and questions are asked or comments made that might possibly cross some legal hiring lines,? ?Charity writes.

Not participating comes with its own risks, Edward J. writes. ?At some point, being absent from every activity a company offers might be taken as a judgment on co-workers, and it would be tough for that not to have a subtle effect on how a supervisor perceives your happiness with, or good will toward, the people you work with.?

(AP) ? For four straight plays in the waning minutes, Notre Dame's defense was backed up to its 1 with its perfect season in peril.

And on four straight plays, Southern California got nothing.

"We're going to fight," linebacker Manti Te'o said. "That's our name. It doesn't matter where we are."

The Fighting Irish will be in Miami next. With one another hard-nosed victory, they punched their ticket to the BCS championship game.

Theo Riddick rushed for 146 yards and a touchdown, Kyle Brindza kicked five field goals, and No. 1 Notre Dame secured the chance to play for the national title with a 22-13 victory over USC on Saturday night.

Everett Golson passed for 217 yards as the Irish (12-0) completed their first perfect regular season since 1988, earning a trip to south Florida on Jan. 7 to play for the storied program's first national championship in 24 years. Notre Dame's raucous locker-room celebration reverberated through the thick concrete walls of the 89-year-old Coliseum after an Irish win for the ages.

"I'm still in awe," Irish defensive end Kapron Lewis-Moore said. "I don't think it's hit anybody yet. We're trying to relish the moment."

Although they did little with flash on an electric night at the Coliseum, the Irish woke up more echoes of past Notre Dame greats with a grinding effort in this dynamic intersectional rivalry with USC (7-5).

Notre Dame's impenetrable defense appropriately made that decisive stand in the final minutes, keeping USC out of the end zone on four plays from the Irish 1 with 2:33 to play. After three straight runs yielded minuscule gains, freshman Max Wittek threw incomplete to fullback Soma Vainuku, setting off a leaping, chest-bumping celebration on the Notre Dame sideline and in the Irish sections of the sold-out stadium.

"Well, that's who we are," Notre Dame coach Brian Kelly said. "It's been our defense all year. Our offense is able to manage enough points."

After spending more than a decade looking up at the Trojans, the Irish are back on top of this rivalry with two straight wins in Los Angeles. The school of Knute Rockne, the Four Horsemen and Paul Hornung has new heroes now, from the Heisman Trophy hopeful Te'o to Kelly, who took the Irish from unranked to start the season to No. 1 in the AP Top 25 for the first time in 19 years.

"It's definitely a relief to be able to look at the big picture now, but it's a short window," said Te'o, who had a key interception and became the second Irish defender with three 100-tackle seasons. "We can enjoy this, but then we're going to have to get prepared for one more game."

The grind-it-out win highlighted an unforgettable season for the Irish, who began the year with questions about their relevancy and survived some uninspiring performances and nail-biting finishes with their unbeaten record intact.

Notre Dame is likely to face a Southeastern Conference opponent in Miami, but won't know their identities for another week. Alabama and Georgia play for the SEC title in Atlanta.

"The way we looked at it, if we won all of our games, at least we'd give ourselves a chance," Riddick said. "We've got super confidence as a team now."

With the Irish offense repeatedly stalling in the red zone against the Trojans, Brindza went five for six on field goals, even hitting a 52-yarder at the halftime gun. After Brindza's school record-tying fifth field goal put the Irish up by nine points with 5:58 left, Marqise Lee caught a 53-yard pass at the Notre Dame 2.

But after two pass interference penalties, USC failed on three straight runs and an ill-conceived pass against a defense that has allowed just 11 rushing TDs in 30 games.

"They've had a great goal-line defense all year," USC coach Lane Kiffin said. "They've done that to everybody down on the goal line. ... It's just so hard to score touchdowns versus them. When the ball is on the 2-inch line, you'd think you could score touchdowns."

Wittek passed for 186 yards with two interceptions in his first career start for the Trojans, who completed their tumble from the preseason No. 1 ranking with four losses in five games in an enormously disappointing season. Wittek filled in capably for injured Matt Barkley, but USC is headed to a lower-tier bowl in the first year after its NCAA-mandated two-year postseason ban ended.

Lee caught five passes for 75 yards, yet still broke the Pac-12 single-season receptions record established last year by teammate Robert Woods, who had seven catches for 92 yards.

"For a freshman, Max did a great job," Lee said. "We just had a lot of mistakes again tonight. I made mistakes. We have to get better."

Barkley watched from the sideline in a grey hoodie with a sling on his right arm after spraining his shoulder in last week's loss at UCLA. The senior and Pac-12 career passing leader won twice in South Bend during his career, but never got to face the Irish at the Coliseum, sidelined by injuries for both visits.

Barkley still ran down the Coliseum tunnel with the rest of the USC seniors for their final home game. He participated in the coin toss, but could only watch while the Irish opened the game with three clock-consuming drives resulting in 13 points.

USC's much-criticized defensive caution under assistant head coach Monte Kiffin was exploited by the Irish, with Golson patiently finding the sags in the Trojans' pass coverage for 181 yards passing in the first half. Riddick went 9 yards for a TD in the first quarter, but USC also stiffened to hold Notre Dame to field goals twice in the red zone.

Notre Dame held its 12th straight opponent without a first-quarter touchdown, but Wittek found Woods for a 9-yard score on the first play of the second quarter ? just the ninth touchdown allowed by Notre Dame all season long. The Irish took a 16-10 lead to halftime when Brindza hit the second-longest field goal in Notre Dame history.

Te'o made the seventh interception of his phenomenal season when Wittek threw directly to him on USC's second play of the second half. Both teams struggled to move the ball in the third quarter, and USC settled for a field goal with 9:20 to play just a few moments after Kiffin called a timeout right before a play that ended with Lee appearing to catch a pass on the goal line.
